We're certainly not the only ones to be ragging on new housing being built on the Hill. But we've got our eyes on another development, specifically the nine condos for sale at the corner of 11th and Howell, right across from Cal Anderson Park. Seattlest lives near these condos and has been acutely aware of their construction, via one year of all kinds of noise starting everyday 'round 7 in the AM (and *that's* why we hate the unions).
Anyways, the condos are finally finished, and now the Dwelling Company is eager to sell 'em. Hence all the open house-ing for the past few weeks. Seattlest had heard some negative reports from friends complaining that the condos had been poorly designed, so we just had to go check it out for ourselves. Our verdict? Poor design does not even begin to describe it.
There are major problems here, and since all the units differ, the issues vary by condo. To wit, there are:
· kitchens that face walls rather than windows or the rest of the level;
· master bedrooms considerably smaller than the other (uh, non-master?) bedrooms;
· similarly, double sinks in bathrooms too small to accommodate them and/or master bathrooms with one sink, while the smaller bathroom gets two;
· foot-high brick walls "guarding" garden-level entrances that will not impede bums/junkies;
· staircases that lead not to a room, but an open-air deck larger than any room in the condo;
· spiral staircases that lead to nowhere;
· big windows in the high-price units (upper $500Ks) with a scenic view of an alley;
· windows that face windows in other units (awk-ward);
· garden-level master bedrooms with windows facing the park ("hello park-goers, it's morning and I'm naked!")

Overall, these condos just have a lot of misused elements and dead space. Perhaps the biggest issue, in our opinion, involved the master bathrooms---in particular, the showers, which have a glass wall that abuts the master bedroom---meaning that when someone's in the shower, anyone in the bedroom is getting a show. Granted, that's way hot, but that also means that if the you're in the bedroom sleeping, the light from the bathroom is going to be a major annoyance. Add to the fact that this glass shower wall isn't flush, and the moisture from the bathroom is going to be entering the bedroom. Any furniture you put near that wall is gonna be warped in no time.
As of right now, only a few of the condos are still available, though the Dwelling Company had expected them all to have been sold within two weeks. Oh, but do not worry, if you're still in the market for nice fixtures in a poorly designed home that's grossly overpriced merely due to location, the Dwelling Company's next project will begin right next door: Phase II of 1100 E. Howell, nauseatingly described as "25 ultra urban town homes." Given that they have problems correctly spelling "Capitol Hill" and "restaurant," there is considerable reason to be worried.

Such a nice opportunity was there for a pretty building that faced the new park. But no, there are a million dollar 1 bedroom things instead.
